We've already tried those policies in Albany and it just led to widespread disinvestment in housing and lower-quality homes

Oh yes because landlords maintain market rate housing so well

"Rent control increases the shortage of housing, reduces the quality of rental apartments and decreases mobility." Almost all studies that have been done on this subject show the same results.

Well guess what, it's even worse for rent-controlled homes. Limiting the amount of money landlords can earn from homeowners disincentivizes them from doing literally anything to help their tenants.

Except we have laws that do require them to do those things. That’s why this city is so great. Landlords are forced to provide services. They don’t just do it out of the goodness of their hearts

Bitch that’s capitalism. Capitalism incentivizes them to not help their tenants, because then they get to pocket more money. What YOU are describing is retaliatory abuse by landlords, where they are told “you cannot make obscene percentages that harm people off of an essential resource like landlords,” and they respond by abusing their tenants by refusing to honor maintenance obligations in their contract to apply pressure on public officials to repeal policy.

Yeah I’m sure that’ll help. Enjoy not getting calls returned from your landlord and even higher costs of housing when your property gets foreclosed.

Well no shit, we live in a capitalist society. Rent control won’t magically change the fact that we live under capitalism, all that will happen is that rich people will stop investing in low-income housing and providing services for the tenants they already have. It's a shitty band-aid solution, the average person will only experience worse hardships.

Yeah, did you? "It also results in higher rents for uncontrolled units (i.e. all other housing), lower mobility, and reduced residential construction. These unintended effects counteract the desired effect, thus diminishing the net benefit of rent control."

Yes but you cherry picked part of the results to make it seem like there were no benefits

Eh I Sortive agree. I think rent freeze is good temporary solution but long term he needs to get affordable housing units up fast with a combo of state housing and private incentives/financing.

Arguing economics with these folks is crazy 😭like yea theirs an argument to better regulate slum lords and a place for public housing but folks acting as if it isn’t well established large scale rent freezes lead to housing shortages. A simple supply and demand issue…no incentive to add supply cooks the market and the gov can’t make up for it alone. We need some balanced marketization not just this “all landlords are evil” gospel socialist are preaching. It ain’t based on any economic reality

That’s not true. They won’t vote for Adams, he’s massively unpopular, hence why he dropped out of the primary. And they’re not voting for any Republican but certainly not Sliwa
