cat owner here: for surfaces when you leave for an extended period of time put aluminum foil up. if you catch the cat in the action of scratching spray it w water or shake a jar of coins. when it pees if you catch it, pick it up and put it in the litter box and clean with very strong cleaners. if you see the cat scratching furniture put it on scratching boxes/posts that ur roomie should be buying it. tell ur roommate to get control of her cat and you don't care if ur cat cries.

since you have a cat i'm sure you know most of this but it could be a territory issue between the two cats. that's why her cat is spaying.
