Don’t most people not do this because the stipulation to ending a lease early is paying X amount, usually that’s in the agreed upon terms when signing (for example, if you end your lease early you have to pay the remainder of your lease’s rent)

Don’t listen to this person. The only time you can terminate the lease is when the other party breaches the contract. And you better have proof it happened because you’ll probably have to go to small claims court if they sue you or don’t return your deposit.
